Welcome to the Viewing Agency (“we,” “our,” or “us”). These Terms and Conditions govern the use of our property/land viewing agency services, and property condition report services (“Services”). By using our Services, you agree to these Terms. If you do not agree, please do not use our Services.
1. Services Provided
We act as a third-party viewing agency, attending property/land viewings on behalf of clients and providing general feedback. We do not offer property/land advice, valuations, or legal services. Our Services include:
2. How the Service Works
We offer tailored viewing Services for vendors, landlords, purchasers, and tenants, including those off-island seeking buy-to-let properties. We conduct individual, open house, and virtual viewings for residential and commercial properties/land.

If you are selling or renting a property/land, we provide a free consultation during which we will meet with you at the said property/land to find out the key benefits and essential details that buyers and tenants will need to know. During this time, we will also collect a spare set of keys or be provided with a key safe code so that we can facilitate seamless viewings. Vendors and landlords must provide us with accurate property details and specifications in writing that can be passed onto those viewing your property/land.
2. Once someone contacts you to arrange a viewing of your residential/commercial property/land, please contact us with your preferred days and times for viewings during that week and ask your prospective buyer/tenant to contact us directly via email together with their name and telephone number to arrange the viewing.
3. Upon a date and time for the viewing being agreed in writing by email between us and your prospective buyer/tenant, we will require payment in full from you via bacs on the day the ‘booking’ for the viewing has been agreed in writing (not the day of the viewing). Viewing bookings will only be secured within a minimum of 48 hours prior to the viewing to allow for your payment to be made and cleared prior to the viewing. We reserve the right not to undertake your viewing if payment has not cleared prior to the day and time booked for the viewing to be undertaken.
4. After the viewing has been undertaken, we will provide you with general feedback in writing by email as given by the prospective buyer/tenant (if they choose to provide feedback).
5. Upon completion of the viewing and if you no longer require us for any future viewings within the next 4 weeks, we will return any keys provided free of charge within the next 5 working days of the last viewing being undertaken.

1. If you are looking to purchase or rent a property in Jersey, and whether you live locally, or in the UK/beyond, we will undertake a complementary video call to understand your requirements.
2. Following our telephone call, once you have found some properties you would like us to view on your behalf, simply send us the links to the properties and we will arrange the viewing time.
3. Upon a date and time for the viewing being agreed in writing by email between us and the vendor/landlord of the property/land (including any of their agents), we will require payment in full from you via bacs on the day the ‘booking’ for the viewing has been agreed in writing (not the day of the viewing). Viewing bookings will only be secured within a minimum of 48 hours prior to the viewing to allow for your payment to be made and cleared prior to the viewing. We reserve the right not to undertake your viewing if payment has not cleared prior to the day and time booked for the viewing to be undertaken.
4. The viewing will be carried out for you either via video call if you are available at the same time, or recorded video, and/or photographs. We will also provide you with a brief written summary of the property following the viewing.

If you would like us to assist with a property condition report at the beginning of a tenancy, please contact us on the same day that the tenant has agreed to live in the property to book us to undertake the report. Due to the short legal timescale to be able to undertake a property condition report, we cannot always guarantee our availability but will endeavour to assist you prior to or by day 5 of the 7 day deadline for undertaking a condition report. Please note we only undertake property condition reports during Monday to Friday.
2. Once you have agreed a date and time with us in writing by email to complete the condition report, we will require payment in full from you via bacs on the day the ‘booking’ for the condition report has been agreed in writing (not the day of the report being undertaken). Property condition report bookings will only be secured within a minimum of 48 hours prior to the day that the condition report is to be undertaken, to allow for your payment to be made and cleared prior to the day of the report. We reserve the right not to undertake your condition report if payment has not cleared prior to the day and time booked for the condition report to be undertaken.
3. Upon booking us for a property condition report, we will also need to arrange a time with you to collect the keys to the property or be provided with a key safe code/otherwise. This must be prior to the date that the condition report is booked to be undertaken.
4. Once the report is completed, we will send it by email to you (the landlord) prior to the 7-day deadline. It is your responsibility to review the information on the report for accuracy, fill in any missing information and complete the remaining legal process of the report requirements with your tenant.
5. Upon the completion of the property condition report, we will return any keys provided free of charge within the next 5 working days.

Viewing Service for Vendors and Landlords:
- The Vendor or Landlord must provide 24 hours’ notice prior to the time of the booked viewing to see if it is possible to reschedule the viewing date/time with the person booked to view the property. The re-scheduled viewing must take place within the next 7 working days from the date of the booked viewing. Failure to provide this notice by you and failure to be able to re-schedule the viewing within the next 7 working days will still result in forfeiture of a refund. If you or the person(s) viewing your property are not able to re-schedule the booked viewing within the next 7 working days from the date of the booked viewing, a completely new booking will need to be made.
Viewing Service for Purchasers and Tenants:
- If the Purchaser or Tenant wishes to re-schedule the booked viewing, they must provide us with 24 hours’ notice prior to the time of the booked viewing to see if it is possible to reschedule the viewing date/time with the owner of the property/land or their agent(s). The re-scheduled viewing must take place within the next 7 working days from the date of the booked viewing. Failure to provide this notice by you and failure to be able to re-schedule the viewing within the next 7 working days will still result in forfeiture of a refund. If you or the owner of the property/land or their agent(s) are not able to re-schedule the booked viewing within the next 7 working days from the date of the booked viewing, a completely new booking will need to be made.
- If the owner of the property/land or their agent(s) needs to re-schedule the booked viewing this is out of our control and we are happy to re-schedule the viewing on you behalf providing it is within the next 7 working days of the original booked viewing and agreed by all parties. If you or the owner of the property/land or their agent(s) are not able to re-schedule the booked viewing within the next 7 working days from the date of the booked viewing, a completely new booking will need to be made.
- Should a property/land you have made a booking with us to view on your behalf become under offer or taken off the market/otherwise no longer available prior to your booked viewing, we will not issue a refund.

We reserve the right to update these Terms and Conditions at any time. Changes will take effect upon posting on our website. Continued use of our Services constitutes acceptance of the updated Terms.
10. Governing Law
These Terms are governed by the laws of Jersey, Channel Islands. Any disputes will be resolved in the courts of Jersey, Channel Islands.
